Early check-in may be available upon request if your cabin is ready. Late departures must be approved in advance.
Unauthorized late departures may result in additional charges.
All cabins and structures are strictly non-smoking and no-pet properties unless otherwise approved in writing.

Reindeer Ranch is located in a rural Texas wildlife environment. Guests understand and acknowledge that wildlife and natural hazards may be present on the property.
Wildlife may include but is not limited to:
Wear appropriate outdoor footwear
Guests assume responsibility for their own safety while on the property.
PROPERTY RULES The following are strictly prohibited:
Occupancy may not exceed the number of guests listed on the reservation.
No one under the age of 21 may reserve a cabin.
Guests are responsible for any damage caused during their stay.
Charges may apply for:
Charges may be applied to the card on file.
Items left behind may be returned upon request.
Shipping and handling fees will apply, with a minimum charge of $25
All reservations are paid in full in advance at the time required by the booking platform or direct booking agreement.
A valid government-issued ID and matching payment method may be required at check-in.
No cash accepted onsite.
Standard Reservations:
Reservations made outside of festival and holiday periods require a minimum of 14 days notice prior to arrival for cancellation.
Cancellations made within 14 days of arrival are non-refundable unless the cabin is rebooked.
Approved refunds may be subject to a cancellation fee.
Festival Season and Holiday Reservations:
Festival season and holiday reservations require a minimum of 30 days notice prior to arrival for cancellation.
Festival season and holiday reservations are non-refundable within 30 days of arrival.
This includes but is not limited to:
Because Reindeer Ranch is a small independent business, cancellations greatly impact operations.
Guests are strongly encouraged to purchase travel insurance.
Guests acknowledge that use of the property, cabins, porches, ponds, outdoor areas, walkways, and surrounding land is at their own risk.
Reindeer Ranch, its owners, managers, affiliates, and representatives are not responsible for:
Guests accept full responsibility for themselves and members of their party during their stay.
Management reserves the right to refuse service or terminate occupancy for violations of these Terms and Conditions without refund.
